By accessing or using Zone.ca (the "Site") and its services, you agree to be bound by these Terms of Use. If you do not agree with any part of these terms, you should not use the Site or our services. These terms apply to all visitors, brokers, and borrowers who use our platform.
About Zone.ca
Zone.ca ("Zone", "Zone Pro", "we", "us") is a B2B marketing platform that connects licensed Canadian mortgage brokers and brokerages with verified, exclusive mortgage leads generated from borrower inquiries. We are a marketing and lead distribution service, not a lender, mortgage brokerage, or financial institution. We do not originate, underwrite, or fund mortgages.
SMS messaging program, opt-in methods, and use cases
Zone.ca operates an SMS messaging program designed to communicate with Canadian mortgage brokers who voluntarily opt in through our direct website form at pro.zone.ca/contact. Opt-in is collected via un-prechecked, optional checkboxes and is never mandatory to receive quotes, consultations, or purchase services. We do not use paper forms or third-party lists. SMS messaging use cases include: (1) transactional confirmations and reminders of consultations and strategy sessions; (2) conversational sales follow-up regarding custom pricing and lead allocations; (3) account notifications, onboarding milestones, and system alerts; and (4) direct customer support. Message frequency varies according to your account activity, inquiries, and scheduled meetings.
SMS opt-out instructions ('Text STOP')
You have the right to cancel SMS services at any time. To opt out, simply text 'STOP' in reply to any text message from Zone.ca. After texting 'STOP', you will receive a single confirmation message confirming that you have been unsubscribed, and no further SMS messages will be sent to your number unless you explicitly re-enroll. For help, text 'HELP' or contact our support team.
Disclosures for message and data rates
Standard message and data rates may apply for any messages sent to you from us and to us from you. If you have questions about your text plan or data plan, please contact your wireless provider.
Carrier liability disclaimer
Wireless telecommunications carriers (including Rogers, Bell, Telus, and any other participating mobile operators) are not liable for delayed, misdirected, or undelivered messages. Delivery of SMS text messages is subject to mobile carrier network availability and device reception.

For assistance with our SMS program or general inquiries, you may text 'HELP' in response to any message or reach our support team through our Request Pricing contact page at pro.zone.ca/contact. We are committed to responding to broker support inquiries within 24 business hours.
Broker accounts and eligibility
Brokers and brokerages using our services must hold a valid mortgage brokerage license in the province(s) where they operate. You are responsible for maintaining the accuracy of your licensure information and for complying with all applicable provincial and federal regulations governing mortgage brokerage in Canada. We reserve the right to verify licensure and to refuse or terminate service to any broker who does not meet these requirements.
Lead delivery and exclusivity
Purchased leads are delivered to brokers in real time via email and CRM integration. Lead exclusivity is provided on a per-region and per-lead-type basis as configured in your agreement. Exclusivity means the same lead will not be distributed to another broker within your allocated territory and lead category for the period defined in your plan. We do not guarantee that a lead will result in a funded mortgage, a closed transaction, or any specific outcome.
Lead returns and refunds
Leads may be returned for credit within 24 hours of delivery if the lead contains inaccurate contact information, the borrower is unreachable after reasonable attempts, or the lead does not meet the criteria defined in our Lead Distribution Policy. Return requests must be submitted within the 24-hour window. Credits are issued at our discretion and are subject to verification.
Illustrative content and ROI calculator
The Mortgage Lead ROI Calculator and any figures, estimates, or projections displayed on the Site are provided for illustration only. The indicative cost-per-lead used in the calculator is an estimated assumption and does not reflect actual pricing. Actual lead costs vary based on lead type, geography, volume, and program requirements. Calculated returns depend on lead quality, response time, qualification, lender and product fit, mortgage size, commission structure, and your conversion rate. Nothing on the Site constitutes a guarantee of revenue, closings, or return on investment.
No mortgage or financial advice
Content on the Site is for general informational purposes and does not constitute mortgage, financial, legal, or tax advice. Borrowers should consult a licensed mortgage professional before making financial decisions. Brokers are responsible for their own lending advice and compliance.
Acceptable use
You agree not to misuse the Site or its services, including attempting to reverse engineer, scrape, or harvest lead data beyond what is delivered to you, submitting false or misleading information, interfering with the platform's operation, or using leads in violation of applicable anti-spam and privacy legislation such as Canada's Anti-Spam Legislation (CASL) and the Personal Information Protection and Electronic Documents Act (PIPEDA).
Intellectual property
The Site, its branding, logo, content, and software are owned by Zone.ca and protected by intellectual property laws. You may not copy, reproduce, or distribute our materials without prior written consent. Lead data delivered to you is licensed for your business use in accordance with your agreement and is not for resale.
SMS program terms & CTIA compliance
Our SMS messaging program strictly complies with CTIA and 10DLC guidelines. Opt-in is collected solely via the direct website form at https://pro.zone.ca/contact through optional, un-prechecked checkboxes. We do not use paper forms, oral consent, or third-party lead lists. Message types include transactional notifications and promotional messages for subscribed users. Message frequency varies based on interactions (up to 4 msgs/month). Message and data rates may apply. Mobile information and opt-in consent will not be shared with any third parties or affiliates under any circumstances.
Limitation of liability
Zone.ca provides its services on an as-is basis. To the maximum extent permitted by law, we are not liable for any indirect, incidental, or consequential damages, including lost revenue or lost opportunities arising from the use of leads, the ROI calculator, or the Site. Our total liability is limited to the amount you have paid for the leads or services giving rise to the claim.
Changes to terms
We may update these Terms of Use from time to time. Continued use of the Site after changes are posted constitutes acceptance of the revised terms. We encourage you to review this page periodically.
